A three- or four-bedroom house is a different job from a flat. There's more to pack, more furniture to take apart, usually more than one van, and all of it has to fit around school, work and two completion dates.
This guide is about planning and timing that kind of move in north London: what to sort, in what order, and what changes the price. For the service itself and our guide prices, see house removals in London.
Start with the survey, not the date
Every house removal we do starts with a free inventory assessment of your home, done digitally or in person. For a family home it's the step that decides everything else: how many vans, how much packing, and what the street outside needs.
Before it, walk round the house with a notepad:
- The loft, garage, shed and garden. These are the spaces people forget to mention, and in a family home they can add a lot of volume.
- Big or awkward items: wardrobes, storage beds, a piano, a range cooker, garden furniture, the trampoline.
- What isn't coming. Sell, donate or clear it before the assessment, so it isn't counted.
- Both addresses. Front steps, stairs, narrow hallways, a long path from the road and where a van could stop, at the old home and the new one.
If the inventory changes after the assessment, tell us. Our terms say that if the job changes materially from what was assessed, we'll agree any adjustment with you before going ahead, and nothing is added on moving day without your agreement.
What sets the price of a larger move
Our published guide range is £595 to £995 for a 3-bedroom home, and £895 to £1,495+ for a 4+ bedroom or large move. Where you land depends on four things:
- Volume. We price the inventory, not the bedroom count. A sparse four-bed can need less than a three-bed with a full loft and garage.
- Access. Stairs are £10 a flight (minimum £20) and difficult access or no parking is £50 to £120. A long walk from the van is charged by distance and volume. All of this is assessed at your free quote.
- Add-ons. Packing (from £245), fragile care (from £125), dismantling and assembly (£40 to £85 an item) and storage (from £195) are quoted separately.
- Distance. Moves going more than 20 miles from central London add £1 a mile.
Your price is confirmed in writing before moving day. A 30% booking fee secures the date, with the balance due on moving day before unloading starts.
Parking for more than one van
We send multi-van teams, and more vans need more kerb. Each borough sets its own parking rules, so check the council for both addresses. Highgate, for example, is split down the High Street between Haringey and Camden.
Haringey, which covers Muswell Hill, shows how the costs grow with the move. As published on 4 Nov 2026, Haringey Council:
- charges "£80 per single car space" a day, "plus an administration fee of £280";
- can "suspend any number of parking bays on the same road", but "If you need a suspension for more than 1 road, you must apply separately. An administration fee applies for each suspension";
- needs you to "apply at least 2 weeks before you want the suspension to start";
- says suspensions "only apply during the hours of the controlled parking zone (CPZ) the parking bay is in".
So vans on one road mean one application. A corner house with vans on two roads means two applications and two administration fees.
Red routes belong to TfL, not the council. As published on 4 Nov 2026, TfL can relax its rules "if you are moving house", and it charges per vehicle: "£48 per day per vehicle" on double or single red lines, or "£38 per day per vehicle" in a loading or parking bay. It needs "at least 6 working days" to process a request.
For Camden and Barnet, our Hampstead and Mill Hill pages set out the local suspension rules, and the Muswell Hill page covers Haringey's zones street by street.
Timing the move
- Book early. Ask as early as you can, particularly for a weekend move in peak season.
- Work back from the parking. If you need a suspension in Haringey, the application goes in at least two weeks ahead, so the date has to be fixed before then.
- Check the zone hours for your day. Most Haringey zones run on weekdays only, but the Muswell Hill zone runs "Monday to Sunday, 11am to 1pm" (as published on 4 Nov 2026). A weekend move there still meets the controls.
- Plan the people. Decide who's looking after children and pets on the day, and keep one room at the new house clear to set up first: beds, a kettle and a bathroom box.
- Ask about the packing day. If we're packing for you, agree at the assessment when it happens, so it fits around your week.
A packing plan for a family home
Our full packing service is an add-on to your move, from £245. The team wraps every item in specialist materials, labels every box and unpacks in your new home to your floor plan. Premium fragile care is from £125. If you'd rather pack yourself, we deliver the boxes and materials our teams use, from £22. See packing services in London, or is a packing service worth it? if you're still deciding.
Whoever packs, plan by room, not by box:
- Start with the loft, garage and spare room weeks ahead; nobody misses them.
- Name the rooms at the new address ("Bedroom 3 – Sam") and label every box to match. A floor plan taped by the front door helps everyone.
- Pack a first-night box for each person: clothes, chargers, medicines, a favourite toy.
- Keep documents, keys and valuables with you, not in the van.
Storage between dates
Family moves often have a gap: you've sold before you can buy, or the new house needs work first. Our storage covers that. We collect, store and redeliver your belongings for any duration, from £195, with collection and redelivery quoted with your move.
Tell us at the assessment what goes into storage and what goes straight to the new home, so both are in the plan and the price. See storage in London.
